Types of Mortgages

A fixed mortgage provides you with the peace of mind of having a locked-in interest rate for the entire duration of your mortgage term, ensuring predictability in your principal and interest payments. Terms for fixed-rate mortgages typically range from 6 months to 10 years, offering you flexibility in choosing the term that best suits your needs. Moreover, fixed-rate mortgages usually come with pre-payment options, allowing you to make extra payments each year, ranging from 10% to 25% of the original mortgage balance, depending on the lender.


In the event you wish to pay off your mortgage entirely before the term ends, it's essential to be aware of potential penalties. These penalties may consist of either 3 months of simple interest or an Interest Rate Differential (IRD). Despite this, fixed-rate mortgages are favored by many due to their lower interest rates compared to open mortgages. If you don't anticipate pre-paying the mortgage in full during the chosen term, a fixed mortgage can be an excellent and popular choice for ensuring stability and affordability.

Opting for a variable-rate mortgage enables you to use the current Prime Rate with your mortgage. With most variable rate products set below the prime rate, you have the flexibility to select terms ranging from 1 to 5 years. Depending on the product or lender you choose, your payment structure may differ.

In certain cases, you can lock in your payments for a period of up to 5 years. However, during this time, the interest rate will fluctuate in response to changes in the Bank Prime Rate. On the other hand, in some instances, your monthly payments will vary based on how many times the Prime Rate changes throughout your mortgage term.

With an open mortgage, you gain valuable flexibility to make additional payments or even pay off the entire mortgage at your convenience, without incurring any penalties. However, it's essential to note that open mortgages typically come with higher interest rates, which are linked to the Bank's Prime Rate. This option is ideal for those seeking the freedom to manage their mortgage more actively and take advantage of the possibility of early repayment without any restrictions.

A secured line-of-credit provides you with the flexibility to tap into the equity of your home whenever the need arises. Interest rates for this type of credit are typically tied to the prime rate, typically slightly above prime. The required payments on the outstanding balance are interest-only, making it an excellent option for situations where managing cash flow is crucial.
